Three-room rents reach 9,528 kronor as increases ease

A three-room rental flat in Sweden now costs an average of 9,528 kronor a month, even as the pace of rent increases slows. Rents rose by 3.3 per cent in 2026, down from 4.6 per cent last year.

Statistics Sweden published the figures on Friday. The increase is the smallest since 2022, following rises of 4.1 per cent in 2023 and 5 per cent in 2024. It still leaves tenants paying more for their homes.

Location makes a substantial difference. The average three-room rent is 10,825 kronor in Greater Malmö, 10,600 in Greater Stockholm and 9,346 in Greater Gothenburg. In municipalities with fewer than 75,000 residents, the average is 8,470 kronor.

Newly built rental housing carries a higher bill. A separate SCB release, also published on Friday, puts the average monthly rent for a three-room flat completed in 2025 at 13,571 kronor. That describes last year’s new homes, rather than an increase applied to existing tenants.

The national rent survey covers a sample of about 16,000 flats. Its monthly figures include heating and water, but exclude household electricity and paid parking, costs that tenants must allow for separately.
